What Luxury Villa Management Costs in Phuket?

A commission is only a share. What decides your year is the revenue it is a share of. What luxury villa management in Phuket actually covers, and the three layers of work that separate one operator from another.

Owners almost always ask what villa management costs before they ask what it covers. It is the natural order of the question and it is the wrong one, because in Phuket a single job title covers two entirely different businesses, and a price only means something once you know which of them you are buying.

One is a rental listing business. It runs several hundred properties from an office, on software, through a shared inbox. It is not the business of generating more value for your asset. The other is an operating business. It runs a curated portfolio with professionals on the ground with proven results, and it is judged not on what a property earned last month but on what it is worth in five years.

Both will quote you a percentage. Only one of them is quoting for the same work.

The arithmetic that catches most owners

A commission is a share, not a sum. The share is the part owners compare, because it is the only figure printed on the page. The sum is the part that pays for their year. But the share itself is not really a share of money at all. It is a share of the values a company brings to a house, methodically.

A property without exceptional operation will only see its revenue decline.

That is what an owner is buying, and it is why two quotes that look comparable on paper so rarely are. An operator asking a small share is rarely doing identical work more cheaply. They are taking your villa into inventory, and inventory is not occupancy. Your house joins a list of several hundred. Nobody reprices it against demand each week. Nobody rewrites the listing when the platform quietly changes what it rewards. Nobody photographs it again after the furniture is replaced. Nobody notices the reviews sliding from five stars to four and a half until the bookings have already followed them down.

At the end of that year you keep a larger share of a number that keeps declining. The owner who kept less of a substantially larger figure did better, and did so without ever seeing the difference itemised anywhere. That is the whole of it. The saving was real on the invoice and imaginary everywhere else.

We are selective, deliberately

Selected Residences manages a curated portfolio of luxury villas and penthouses across Phuket, Thailand. We decline most of the properties we are offered.

We turn down revenue every month to hold that line, because the alternative is the failure we watch other operators live inside. Portfolios grow. Staff stretch. Standards slip by degrees too small to register in any single week, and the asset erodes quietly while the monthly transfer keeps arriving on time. That is exactly why nobody looks. By the time an owner sees it, they are looking at a year and a half of it at once.

A house in our portfolio has a manager with a name, and that name does not change from one month to the next. Someone who has walked through it, who knows which air conditioning unit is oldest and which supplier actually turns up. Guests are answered by people who know which villa they are standing in. That is not a service level anyone can purchase. It is a consequence of accepting only the houses we can hold properly in mind, and it is not something a larger operation can retrofit.

The quiet months

Phuket empties between May and September. Rates soften, calendars thin, and a villa can sit for weeks with nobody in it.

We are paid a share of what your property earns. In those months that figure falls, and ours falls with it. Meanwhile the pool is still balanced every week. The garden is still cut. The air conditioning is still serviced, the cleaning schedule still maintained, the house still walked through and reported on. The work does not pause because the calendar did, and it does not reappear as a separate invoice once the season turns thin.

Ask any operator what they are paid in September. An operator on a retainer is paid whether your house earns or not. An operator on a share has no month in which their interest and yours point in different directions.

Three layers, and the one that disappears

Three layers of work sit inside any villa management arrangement. The difference between operators is not whether the layers exist. It is whether all three are actually being done.

How the work is structured

The three layers of villa management

01

Guest and listing

Communication, bookings, calendars, distribution.

Visible weekly
02

Operations

Housekeeping, laundry, suppliers, arrivals, in-stay problems.

Visible daily

Preservation

Scheduled maintenance and refresh, furniture preserved, reviews and online reputation protected, and a house whose value goes up rather than down.

The layer that decides valueShows up in year three

Layers one and two are what a quoted rate pays for. Layer three is what a lower rate removes.

The first is the guest and listing layer. Communication, bookings, calendars, distribution across the platforms that matter. It is visible weekly, and every operator performs it, because its absence is obvious immediately.

The second is operations. Housekeeping, laundry, suppliers, concierge, arrivals and departures, and the in-stay problems that reach somebody at 21:00. Real labour, and it scales with every booking taken.

The third is preservation. Deep maintenance scheduled rather than triggered by failure. Furniture and finishes preserved rather than left to wear out. The villa’s online reputation defended, because a review score takes years to build and one weak season to lose. Equipment replaced on a plan rather than in an emergency. Capital expenditure planned two years ahead rather than discovered in the week it lands. And a house that is ready the day an owner decides to sell.

Preservation stays invisible for roughly two years, which is exactly why it is the layer quietly dropped. Nobody complains about its absence, because its absence does not look like anything at first. It looks like a villa that is fine. Then like a villa that is tired. Then like a bill.

High-value residences deserve structured management, accountability and proven results, not experimentation.

This is what the fee buys. The same checklist runs whether the house is full or empty, and the record reaches the owner either way.

On our fee

We publish it. Most operators in this market do not, and an owner comparing offers here will find that the majority will not commit to a figure until they are sitting in a room with you.

Rather than quote a number that means nothing until it is attached to your property, we built a calculator. It is calibrated to the work actually performed. Where a service is already held to our standard, whether that is a managed development handling the pool and gardens or a housekeeping team you employ and trust, it is not ours to perform and it is not yours to pay for. The fee reflects what remains, and it is not renegotiated afterwards, because a rate that moves under pressure was never grounded in the work to begin with.

Five questions worth asking anyone

Do I have a dedicated villa manager, and how many other villas does that person carry?

A name and a number, both in writing. If the name changes with the season, or the number runs past a dozen, the honest description is a shared inbox rather than a manager.

Is the percentage taken on gross bookings, or on net after the platforms take their cut?

These are materially different numbers wearing the same label. The answer belongs in writing.

What is included at that rate, itemised?

If the reply is a paragraph rather than a list, you are being invited to assume. Assumption is where three layers quietly become two.

What changes if I already hold some of these services myself?

An operator with a real cost model can tell you exactly. One without will either refuse to move at all, or move without being able to explain why.

What will you invoice me on top of the percentage, in a normal month?

Housekeeping, laundry, deep cleaning, pool and garden upkeep, call-outs, restocking, small repairs. Each one is either inside the rate or it becomes a line on a bill, and the difference usually only shows up around month three. Ask for the list before you sign. We run on an all-inclusive basis, and the owner app shows every reservation and every activity on your property in real time.

We are not the right answer for everyone

If your property is being managed adequately and adequate is what you want, changing operators will cost you effort you do not need to spend, and we will tell you so.

If you suspect it is not, the conversation is worth having.

Send us the property

We will tell you plainly what we think of how it is being run, and how much it can generate once we take over.

Calculate your fee

Selected Residences manages luxury villas and penthouses in Phuket. Office in Rawai, Muang Phuket, open 09:00 to 19:00.

Know your figure before we speak

The calculator takes a minute and asks nothing about you. Bring the result, or bring a competing quote, and we will tell you plainly how it compares. Including when the answer is that you should stay where you are.
