The space

Luxurious 5-Bedroom Villa in Patong, Phuket with Stunning Sea and Mountain Views. Experience the ultimate in luxury living villa nestled in the Patong hills. The villa features beautifully designed bedrooms, each with en-suite bathrooms, ensuring the utmost comfort . The master suite is a sanctuary in itself, offering stunning views and a private retreat to relax and unwind. The open-plan living and dining areas flow seamlessly onto expansive terraces, where you can take in the mesmerizing views of the Andaman Sea and the surrounding lush landscape. A fully equipped modern kitchen and high-end finishes throughout complete the luxurious ambiance. Outdoors, the villa boasts an infinity-edge swimming pool that overlooks the ocean, creating the perfect spot for sunset swims or lounging in the tropical sun. Located just minutes from the vibrant nightlife, pristine beaches, and shopping of Patong, this villa offers both tranquility and easy access to everything Phuket has to offer.
The villa have 2 staff available daily , to take care of the maintenance and cleaning, gardening and also twice weekly pool cleaner team. Food shopping service is also available by the staff with a service charge fee of 20% on total cost. We can avail also a chef at extra charge to be agreed. This have to be requested timely with 48 hours,Although such services cannot be guaranteed and will depend on availability will do our best to fulfill. .

Guest access

GENERAL CONDITIONS :

Rental customers must read the rental terms & conditions prominently displayed on the villa website.
These terms will be presented and signed on check-in at the villa with the villa management.

ARRIVAL & DEPARTURE TIMES
Unless agreed, check in time is 3:00pm and check out time is 11:00 am.
Early arrival or late departure will depend upon availability of the villa.
The late check out fee if villa not already booked is $300 USD until 6pm. After 6:00pm, the full daily rate is applicable.

REGISTERED GUESTS
Only the number of people foreseen in the rental contract will be able to reside in the structure as guests. Registered guests cannot exceed the number of guests expected at the time of booking by the tenant. If the Landlord or Landlord’s Representative determines that the number of people staying at the property exceeds the number of registered guests, the Landlord or Landlord’s Representative may, in its sole discretion, require the additional person or persons to pay the applicable surcharge amount according to the published rate or to vacate the property immediately.
The cost for non-registered guests is $300 USD per person per night and have to be immediately communicated to Landlord.

EVENTS/PARTY & WEDDINGS
In case an event, wedding or party is to be organized within the property for a number of guests in excess of the registered guests in the villa, a surcharge of $1,500 USD Event Fee will be applicable and the guest must inform and agree with the Landlord of the party. In addition, a guarantee security deposit of $6,000 USD will be collected on site from which a cleaning surcharge of up to $350 USD will be deducted before refund to the Tenant.
All events and weddings must be organized by a professional planner as our villa staff are not able to assist with planning. A plan for the event must be submitted to the villa managers for approval at least 1 month prior to the date of the wedding or event.

PETS
No pets are permitted in the villa or on the villa property.

SECURITY DEPOSIT
There is a $1,500 USD security deposit payable at the time payment is provided. If all bank details have been received prior to the arrival date, it will be returned to the lessee no later than 14 days after check out, less the cost of any damage or breakages during the rental period of the rented villa, if applicable. If there are any damages where costs exceed the amount of the deposit, the Lessee will remain liable to the Lessor to pay the outstanding amount promptly.

STAFF AT THE VILLA
Staff service is included in the villa. Additional services such as babysitting and/or chauffeur services can be provided in advance or on site upon request. Although these services cannot be guaranteed and depend on availability, the villa managers will do their best to find suitable solutions. Under no circumstances will the villa staff be responsible for looking after minors during their stay. Tenant shall allow staff, pool maintenance and gardeners reasonable access to the Villa on the grounds for the purports to the best of their professional abilities

FURNITURE
All interior furnishings and furniture must remain inside the villa, and only exterior furnishings and designated outdoor furniture may be used for external purposes.

TRANSFERS
Pick up and return from and to airport can be arranged at cost. This have to be previously requested 3-4 days prior. Taxis and airport transfers can be arranged through the villa managers.

SMOKING
Smoking is not permitted within the villa. Smoking is permissible outside in the grounds and the villa staff will provide ash tray.

COMPLAINTS
The Landlord cannot be held responsible for interruptions in the supply of water, electricity, internet connection, failures in lifts or swimming pool filter systems, however the Landlord will do everything possible to ensure that such problems are resolved quickly. If any problems occur during the rental period that cannot be resolved by dealing directly with the local villa staff, please contact the villa managers immediately and they will correct the situation to the best of their professional abilities. It is understood that local infrastructure, standards and conditions are often of a less developed nature in a remote tourist location than in more urban environments. The Landlord or its representative will use reasonable endeavors to avoid and rectify any complaints which must be made in writing to the Landlord immediately on the event.
CONDUCT & BEHAVIOUR
The Lessor is responsible for the correct and appropriate behavior of the guests staying in the villa. Should any member of the party lessor behave in a manner considered inappropriate, the Landlord or his local representative may, at their absolute discretion, ask the offending guest(s) to leave the villa immediately and in such event no refund will be required from the Landlord. The owner or his representative reserves the right to access the villa at any time.
SOCIAL CORPORATE RESPONSIBILITY
It is prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders. In addition, in line with its moral duty and respect for the local employees, as well as for the safety of our valued guests and the protection of the property, guests are not permitted to bring male or female outside guests back to the villa.
